01 Schematic Design:
Analysis of site. Research of DAD issues, pertinent codes, and different building possibilities appropriate to program requirements. Review possible design alternatives in response to program, research and site considerations.
02 Design Development:
Refinement of selected Schematic Design to meet all appropriate agency requirements. Secure preliminary approvals and select finish materials. Review preliminary construction cost estimates to ensure continued feasibility of the project.
03 Construction Documents:
Develop approved design into Construction Documents for contractors’ bidding and construction. These documents will include working drawings, work write-up, or any other document required for the total and complete construction of the designed building.
04 Bidding and Negotiating:
Assist in preparation of forms for bidding and selection of the prospective contractors. Assist in the final selection of the contractor and review contract documents, cost estimates and any other documentation pertinent to the start of the construction of the project.
05 Construction Observation:
Assist to finalize construction contract negotiations. At construction start-up, administer the construction contract, certify payments, make change orders, review changes of means or materials, review and approve shop drawings, punch list, and provide construction observation until substantial completion.
